Advertised rates are almost never the number a family ends up paying. Understanding the pieces makes tour comparisons honest.
The four pieces of a monthly bill
Nearly every community quote breaks down into these components.
- Base rent, driven by apartment size and floor plan
- Care level fee, reassessed periodically and often increased after a health change
- One time community or entrance fee, commonly one to three thousand dollars
- Add ons such as second occupant fees, transport, salon, and medication administration
Ways families fund the move
Home sale proceeds are the most common source, followed by long term care insurance, VA Aid and Attendance for qualifying veterans and surviving spouses, and Medicaid for those who meet Colorado eligibility rules. Medicare does not pay for room and board in assisted living, a point that surprises most families.
Questions to ask on every tour
Ask what the care assessment scored, what triggers a tier increase, how much rates rose in each of the past three years, and what happens if funds run out. Get the answers in writing before you fall in love with the dining room.
